BIM - general information

 

Building Information Modeling is a work methodology that combines a digital model with geometric and non-geometric information, the way of working and the way of collecting, managing and exchanging data.For us, it primarily means “information management” throughout the entire investment process, from concept, through all stages of design and construction, to facility management. BIM cannot be achieved only by using an appropriate program (e.g. Revit) and 3D modeling. Software is just tools that enable you to achieve BIM Goals, such as modeling, tracking progress, managing clashes and making efficient design decisions.

 

Tips on how to standardize and deal with the vast amount of information appearing in BIM projects can be found in the ISO 19650 series.

 

However, it should be remembered that although the standard contains a brief explanation “BIM in accordance with the ISO 19650 series (...) is a combination of manual and automated information management process in order to create a multi-discipline information model that includes all information containers provided by task teams”, there is no legal definition of “ BIM according to the ISO 19650 series”. Therefore, in the case of quotes, orders and related documents, it is not enough to simply accept the requirement to “achieve BIM in accordance with the ISO 19650 series”, and stakeholders (and principals in particular) will have to state what they expect and require from the information management process and agree and explain what it means. for them “BIM according to the ISO 19650 series” Therefore, it is necessary to prepare several documents allowing to precisely define, inter alia, Information Exchange Requirements (EIR), and then plan how these requirements will be achieved, developing the BIM Implementation Plan (BEP).

 

 

 

 

 

BIM is a methodology that organizes the construction investment process and combines:

  • standards (guidelines)

  • processes.

  • technologies

  • people

 

BIM standards, guidelines, requirements and goals

Individual countries create BIM guidelines (recommendations, standards, guidelines, manuals, etc.) that should be applied. Project teams, construction companies and investors, having such recommendations, create work standards that should define the concepts and rules ordering the implementation and operation of BIM in the company. Such standards may define, for example, roles and responsibilities of participants, software and file formats, folder structure and file naming, requirements for the collection, administration and security of design data, levels of detail for model elements, requirements for cross-industry collaboration and clash detection, and more.

BIM standards they are used to facilitate communication between partners, they also allow the use of good practices during the implementation of construction investments in BIM technology. Currently, the basic BIM standard in the European Union is the international ISO 19650 standard, which defines the basic processes of information management throughout the life cycle of a building object. Of course, each company can internal BIM standards, and when implementing a construction investment, it is necessary to specify the requirements, BIM goals and how to meet them in documents such as e.g. BIM Execution Plan.

People

BIM projects have more processes and more information than the traditional way of working with 2D CAD. 

In order to effectively use the opportunities offered by BIM, it is necessary to define new roles and define responsibilities.

There are no strictly defined and established names of individual jobs yet, but the most common ones are, for example:

BIM Information Manager (BIM consultant) - is the investor's representative and supports him in the implementation of the BIM strategy. Complements, adjusts and enforces compliance with accepted BIM standards and manages the project, communication and quality.

BIM manager - is responsible for the project at the level of the main contractor. Coordinates the work of individual design studios, coordination of multi-discipline models. 

BIM coordinator - Defines internal BIM processes at the company level. He is responsible for meeting the design requirements, maintaining standards and cooperation, maintaining the smoothness of processes and ensuring the project development is safe. Additionally, it is assigned organizational tasks such as creation, design standards, templates and libraries etc.

 

 

What is BIM for investors and what are the benefits?

The benefits that the investor receives when deciding to implement an investment with the use of BIM technology are unquestionable. BIM makes it possible to coordinate cooperation between the contractor, investor and designers. Access to current project models allows you to monitor the progress of work. BIM also makes it possible to quickly develop a simulation of various versions of the project in order to select the one closest to the investor's expectations. Conceptual changes introduced in the design are applied to the 3D model and are automatically reflected in quantitative reports and design documentation. So what is BIM for investors? It is not only the ability to preview what the finished investment will look like, but also how it can be modified by introducing small changes.

The greatest benefits for the owner of the facility are related to the possibility of using information and BIM models to reduce the cost of using the facilities. 

 

What is BIM for designers and what are their benefits?

Reflecting on the issue what is BIM for designers and what benefits designing in this technology can bring them, it is worth discussing a few significant issues. Which ones? First of all, thanks to the access to the updated model, all project participants, i.e. builders, investors and designers, can monitor the progress of work and easily supervise both the design and construction process.

BIM enables the development of a simulation of various versions of the project, thanks to which we can choose, upon agreement, the variant that is closest to the investor's expectations. What is BIM and what other benefits does it bring?

They certainly facilitate the design process, as all changes made to the design on an ongoing basis and automatically are reflected in quantitative reports and in paper documentation. A properly developed system enables designers to collect and exchange data with other project participants. Thanks to BIM, all investment participants can check the technical aspects of the investment in detail before work begins.

 

What is BIM for contractors? 

BIM for contractors is, among others, the possibility of model coordination (removal of collisions before they appear on the construction site), precise measurements and bills of quantities, more reliable costing and schedule preparation, including e.g. precise planning of deliveries to the construction site, equipment and employees used. It is also easier to communicate with designers and introduce necessary changes, manage documentation and perform commissioning.

 

What is BIM for Manufacturers?

BIM for manufacturers may come as a surprise at first, given that this technology is inherently associated with the construction industry. However, due to the rapid development and implementation of BIM technologies in many enterprises that have connections with the mechanical and industrial sectors. It turns out that also in these industries, BIM is applicable. What is BIM for producers? BIM data is more often required of manufacturers supplying materials to the construction industry. This ensures their constant distribution to existing clients operating in the construction industry and, more importantly, the possibility of acquiring new clients at the same time. What is Bim for producers? If a business is able to offer off-the-shelf Revit content, this is a big advantage for construction companies and construction supply chain companies. It may also decide whether a given company wins the tender. Providing BIM models increases the chances of your company's products distinguishing themselves.
